The 7 pre-winter tasks that prevent most bursts
1. Lag every pipe in unheated areas
Roof spaces, garages, external cupboards, communal risers in unheated corridors — anywhere the temperature can drop below zero. Foam lagging is cheap, easy and completely stops most freeze events.
2. Insulate cold-water tanks
Loft tanks with no insulation freeze first. Fit a proper tank jacket (not just loft roll draped over) and ensure the loft hatch seals properly to prevent warm rising air from being lost.
3. Identify and label every stop-cock
The single biggest damage multiplier in a burst pipe is time-to-isolation. Walk the block, find every stop-cock (mains, riser, per-flat), tag them clearly and share a plan with residents and the management office.
4. Bleed radiators and check pressure
A system with trapped air fights itself all winter, leading to blockages, banging pipes and higher-than-normal boiler pressures. Bleed radiators and check pressure across the block.
5. Programme frost protection
Communal heating should have frost protection enabled on the controls, not switched off entirely to save gas. It only fires when temperatures drop dangerously low.
6. Clear external gutters and gullies
Frozen gutters and gullies force water sideways into brickwork. Pre-winter gutter clearance costs a fraction of a damp / render repair in March.
7. Brief tenants on what to do
A one-page tenant winter card with the emergency line, stop-cock location and heating tips prevents most bad calls. We give one to every block we manage.
What to do the moment a burst is reported
- 1. Isolate — get the mains off and the affected flat off
- 2. Kill power to affected areas if water is near electrics
- 3. Photograph everything before drying starts (for insurers)
- 4. Get a drying company in within 4 hours to prevent mould claims
- 5. Notify insurers within 24 hours
- 6. Assess neighbouring flats for damage (water always travels)
