Rising damp vs condensation — how to tell them apart

Most “damp” we’re called out to is actually condensation. Here’s how to work out which one you’ve got before you spend a penny on treatment.

One of the most useful things we do at DecorFM is tell customers they don’t need damp treatment. It sounds counter-intuitive for a company that does damp treatment, but here it is: probably eight in every ten “damp” call-outs we attend turn out to be condensation, a leaking gutter, or a botched external repair. Rising damp is real, but it’s much rarer than the damp-proofing industry likes to suggest.

This guide gives you enough information to have an intelligent conversation with any contractor who inspects your home — and to spot the red flags that suggest you’re being oversold.

The three kinds of damp people confuse

  • Rising damp: groundwater climbing up through masonry because the damp-proof course (DPC) has failed or was never fitted. Very rare in properties built after 1875, where DPCs are the norm.
  • Penetrating damp: water getting in from outside through a fault — blocked gutter, cracked pointing, damaged roof flashing, poor window sealant, or a broken external pipe.
  • Condensation: warm, moist internal air meeting a cold surface (usually a window, an external corner, or behind furniture on an external wall) and turning back into water.

The treatments for all three are completely different. Injecting a DPC into a wall that’s actually suffering from condensation will not solve the problem — you’ll just have expensive new plaster that gets damp again a year later.

How to tell them apart at home

Look at where the damp lives

Rising damp climbs up from ground level and stops at around one metre. If you have a damp stain that starts higher up the wall, or an isolated wet patch in the middle of a wall, it’s not rising damp.

Penetrating damp usually appears as a patch or streak. There will almost always be a clear source outside — a gutter directly above the patch, a rendered wall with cracks, a windowsill with failed silicone.

Condensation forms everywhere at once. You’ll see it on windows first thing in the morning, on cold walls in bedrooms, behind wardrobes, and in bathrooms and kitchens where lots of moisture is generated. Black mould spots (rather than water stains) are the tell-tale sign.

Feel the wall

Genuine rising damp leaves a horizontal salt line — a tide-mark of white or fluffy deposits where the water has evaporated. If you can see that band and can taste a slightly salty residue on your fingertip, you’re looking at true rising damp. If the wall is just cold and slightly clammy, it’s much more likely to be condensation.

Test with a moisture meter (carefully)

Cheap surface moisture meters give lots of false positives — salt and paint can trigger them even when the wall is dry. A good damp survey uses a calibrated meter with deep probes, plus a hygrometer to measure relative humidity in the room. If the room humidity sits above 70% on a cold morning, condensation is the prime suspect.

What treatment each one needs

Genuine rising damp

Chemical DPC injection followed by replastering with salt-inhibiting mortars and redecoration. Costs typically £80–£150 per linear metre depending on wall thickness and access. Only worth doing if you’re genuinely satisfied the diagnosis is rising damp — a proper survey with photos, moisture readings and, where necessary, a laboratory salts test will confirm.

Penetrating damp

Fix the source. Clear the gutter, repoint the pointing, replace the flashing, redo the sealant. Then let the wall dry out (which can take weeks) and replaster if needed. Cost is usually a few hundred pounds not thousands.

Condensation

The answer is ventilation and heating, not damp-proofing. Practical measures:

  • Extractor fans in bathrooms and kitchens — run for 20 minutes after every shower or cook.
  • Trickle vents on windows, kept open in winter.
  • Furniture pulled 5cm away from external walls to allow air movement.
  • Steady low heating (around 16–18°C) rather than short bursts of high heat.
  • A dehumidifier as an interim measure while you address the above.

If a company quotes you £4,000 for injection damp-proofing without doing a proper survey, showing you moisture readings, and ruling out condensation first — walk away.
